Real Estate
'No way, not like this...'
Jeong Junyoung swallowed hard. It was all because of the sum Shin Jaewoo had laid out before him. The amount Shin Jaewoo proposed was a staggering 1 trillion won. One trillion won.
Gulp.
It was higher than any customer he'd ever dealt with. Even just the annual interest at 1.1% came out to 11 billion won. That meant shelling out 11 billion won every year in interest alone. And Shin Jaewoo had already crunched the numbers on that.
Whoa. 11 billion in interest per year. That's like a 11-billion-won salary.
Breaking it down over 12 months, it was roughly 1 billion won a month. Precisely, it was a bit short at 916,666,666... won. In other words, a monthly income of about 900 million won. And even after that, he still had over 6 trillion won left to spend freely.
Putting 1 trillion in there turns it into a cash cow that keeps paying out endlessly, as long as the bank doesn't go under...
Shin Jaewoo knew his own capabilities well. He didn't have any extraordinary talents. He lacked the gifts to be a businessman or investor. He wouldn't even dream of trying something like that from the start. So his goal was to secure the most stable income possible. And for someone with that mindset, there was an enticing investment option.
"I'll sign for 1 trillion won right now. But before that... I have a favor to ask."
"A favor, sir?"
Even Jeong Junyoung, who dealt with the ultra-wealthy on a regular basis, looked flustered. He tensed up at the word 'favor' from Shin Jaewoo. It might be called a favor, but for a client of this magnitude, it was a mission that absolutely had to be fulfilled.
Whatever it is, just say the word. We'll make it happen, no matter what.
It wasn't strange for that kind of vibe to emanate from Jeong Junyoung. And through him, Shin Jaewoo voiced exactly what he wanted.
"I want to become a building owner."
"Ah..."
Jeong Junyoung nodded along as he listened to Shin Jaewoo.
Building owner.
It was the dream job for so many people in society. But very few could actually achieve it. Even buying your own home was tough—owning a building was on another level.
"A building owner... Excellent choice, sir. In Korea, real estate has always been the top investment spot where losses are rare. If I may ask... are you aiming for capital gains, or do you genuinely want to run a rental business?"
People with this kind of wealth usually preferred speculation for quick profits over steady monthly rent. But Shin Jaewoo was different, as expected.
"I just want to live off the monthly rent."
He didn't aspire to be an investor. What he wanted wasn't investment—it was stable, reliable income.
Low vacancy risk, fat monthly rents rolling in!
That was Shin Jaewoo's dream. Jeong Junyoung nodded, ready to make it happen.
"In that case, the timing couldn't be better. There are tons of office buildings hitting the market in Seoul right now. However..."
Jeong Junyoung trailed off. There was a reason for that.
"Mid-sized offices in the 100 to 200 billion won range are hot right now. But anything larger—those big ones—are trending toward avoidance lately."
Shin Jaewoo was a bit taken aback by Jeong Junyoung's words.
Isn't 100 or 200 billion huge?
He knew Seoul's real estate prices were insane. But he hadn't realized a building over 100 billion would be dismissed as 'mid-sized' rather than 'large.' So what counted as large?
"The biggest listing out there right now is the Signiel Tower. It's been in the news a bunch, so you might've seen it if you're interested."
He hadn't. Until coming here, he hadn't even had the confidence to pay attention to properties like that.
"How much... is that one?"
"We're talking roughly 1 trillion won."
Signiel Tower. The name sounded luxurious, but the price was straight-up absurd.
Whoa.
He tried not to show his shock. But his jaw dropped anyway.
"It's the building Daeho Petrochemical uses as its HQ right now. It traded for 720 billion back in 2017."
A real estate price beyond imagination. Jeong Junyoung continued.
"Beyond that, there are plenty more big ones like Seoul Square, Namsan Someol Tower, Euljiro Twin Towers—all in the hundreds of billions, lining up on the market."
Shin Jaewoo just nodded along to Jeong Junyoung's explanation. Plenty of listings available. Jeong Junyoung added to it.
"If you'd like, we can assemble a team here to bid on the properties that match your criteria. Just give us your budget and direction."
Shin Jaewoo nodded at that. As the top VIP already, Panta Bank was fully on board for him. Even though Jeong Junyoung wasn't his personal guy, he was offering to handle everything. Of course, there'd be fees for that.
"If you want to keep your info hidden or even handle post-purchase management, using a trust could be an option."
That piqued his interest. Just human psychology.
Hidden power... that's why it feels so cool.
Staying low-key as a shadowy big shot seemed way cooler than flaunting it. Hiding his identity felt inherently advantageous.
"Real estate needs separate management too, right?"
He trailed off mid-sentence. Truth was, he had an image of what a building owner did: own the place, collect rent, live like a god. But thinking deeper, it couldn't be that hands-off.
Even with a rental house, if something breaks inside, the owner has to fix it.
Building management was the owner's responsibility. Realizing that, it started feeling like a hassle. Sure, hire people for it. And he planned to.
But hiring and all that—don't I have to handle that myself?
Of course, looking at Jeong Junyoung's attitude right now...
He'd probably do it if I asked.
Jeong Junyoung did react positively. He was already offering a dedicated TF team from the bank for acquisition, plus introductions to management firms.
No need for trust fees then...?
Double-dipping on fees wasn't necessary. But he did need the bank's TF support. Without it—even with his money—getting to the negotiation table would be tough, and assembling experts would be a pain.
"So, as I mentioned earlier, just tell us the type of property, budget, direction, and we'll give it a shot."
Jeong Junyoung said confidently.
"Roughly..."
First, the key was how much budget.
I have 6 trillion to play with right now.
He thought it over.
"3 trillion won."
"...3 trillion. That's enormous, sir."
He'd tossed out about half his available funds. The goal was rental income. As long as the monthly rents came in steadily, anything would do. Pure building owner mode. Plus, they'd handle management contracts and such.
"So... what about fees?"
"Normally, for this scale, we'd have an internal meeting to set the fee... but..."
The sum was massive. Handling it all would take time and manpower.
"External costs like brokerage fees, registration, acquisition tax—we'll bill those directly to you. But no additional fees from us."
"...?"
Was that even possible? No such thing as a free lunch. But services existed.
"Just this once, we'll cover it all."
Free service. Enjoy the perks of true VIP status. And there was more.
"And..."
Knock knock.
Jeong Junyoung's words cut off. A knock echoed in the room where the two sat. Interrupted, but he smiled.
"Perfect timing. I called someone I wanted to introduce to you personally."
"Huh?"
"Excuse me."
Jeong Junyoung stood and opened the door himself. In walked...
A woman?
A young woman in a sharp suit entered.
Secretary?
Mid-20s, maybe? Ponytail like a flight attendant, exposing a sleek neckline on a beautiful face. What really caught the eye was her chest. It was impossible not to glance—prominently featured. Small face, large breasts. And a tense expression. Did Jeong Junyoung notice his gaze drifting her way as he brought her in?
"I'd love to handle you personally, but I figured a young woman might be better for coordination and contact than a guy like me."
"Huh?"
Shin Jaewoo still hadn't caught on. Jeong Junyoung continued.
"This is Lee Sooyoung, the assistant from our department who'll handle all your communications."
