Once inside the manor, there's nothing on the first floor. One of your companions will suggest checking the second floor first.
Grab the manor map from the second-floor study, and pick up the Augst family secret manual from the third-floor office.
Once you get the Augst family secret manual, you'll automatically unlock the 'Augst Cipher Decryption Method.' Use it to decipher the phrases on the map you got from the second floor, and it'll reveal the path to the secret underground prison along with how to get the key. (The key drops randomly from guards on the 2nd and 3rd floors.)

Now, enter the basement, and right at the entrance is Sword Ghost Karaham. He's fully demonized, and pretty tough.
If you brought Natalie like I did, just protect her in the center and you can finish it easily. Without Natalie, have the protagonist and Lilith alternate tanking while shoving in DPS. It's a mid-boss, so most party comps should handle it.
By the way, he drops a pendant. Give it to a mage for a slight max mana boost; for others, it's just decoration.
